Lee’s Summit

Background & History Of Lee’s Summit

Lee’s Summit Has Some Interesting And Colorful History, Like So Many Cities Around The Country That Are Over A 100 Years Old. One Such Notable Character Was The Notorious Resident,Cole Younger, A Famous Bank /Train Robber In Civil War Days, Who Eventually Threw In With The  Jesse James Gang. Thankfully After Serving His Jail Term As An Outlaw, He Was Paroled In 1916 And Returned To Lee’s Summit To Live The Life Of A Model Citizen.  The Town Name Of Lee’s Summit Was Based Off The Fact That The Land Elevation (Summit) Was The Highest Point On The Railroad Between Kansas City And St Louis. The Name Lea’s Summit Was Established In 1865, Named After One Of Its Most Prominent Settlers Of The Day, Dr. Pleasant John Graves Lea.  Some Controversy Over The Spelling And/ Or Misspelling Occurred, But Finally In 1868 The Town Was Officially Named Lee’s Summit With An Apostrophe.

Geographically, we are 65.39 square miles of mostly land and some water, that includes  the lakes mentioned below.  Currently Lee’s Summit residents are 93,000 strong and the median income level averages around  $82,000 per year.

So why is Lee’s  Summit such a great place to live?  When we moved here in 1976, we bought a home in the Oak Tree Farm subdivision.  It was a tight- knit neighborhood  where many of us “Moms”  stayed–at-home. We spent the school year involved in PTA and summers at the neighborhood pool with our kids.  Still today, the neighborhood values haven’t changed much.  Of course the trees that lined the streets have grown and matured, and the homes, that have matured as well, have kept their value because the residents have maintained and updated their homes throughout the years.  Oak Tree Farm as many other Lee’s Summit neighborhoods remain filled with pride, a strong sense of community and provide a safe place to live and raise a family.  Lee’s Summit is still my hometown.  She encourages new business’s, shopping and restaurants to thrive here.  Even though  Lee’s Summit  is 3-4 times bigger than it was when I arrived, it still has a small town feel.  No matter where I go, whether it’s  to the HyVee,  Starbucks or the drive-through at the bank, I always see people I know from those long ago days.

Schools are always an important consideration when moving to a new area and they should be since they help to establish rising home market values. The Lee’s Summit R-7 school district is large and serves parts of Lee’s Summit, Kansas City, some rural parts of eastern Jackson county, Unity Village, Greenwood, Lake Winnebago and  Lake Lotawana. (See Cyndasells.com for school district maps). This includes 19 Elementary schools, 3 Middle Schools and 3 Senior High Schools. The top elementary schools listed by Great!schools.com are,  Chapel Lakes, Voy Spears, Trailridge and Richardson. Lee’s Summit West  boasts one of the top High schools in the nation and is recognized for its exceptional educational curriculum and sport programs.  All Lee’s Summit schools are accredited with excellent ratings .

As for real estate values, the average resale property price falls in around the $175,000 range and new construction averages about $325,000. Lee’s Summit offers diverse living styles and price ranges. Moderate homes for first-time home buyers, range  around  $110,000 and under.  Mid range 2nd time home buyers are pricing around the $200’s and of course the newer and acreage neighborhoods can be $300,000 and up. If you are looking to live near or on the water, Lee’s Summit is famous for its surrounding lake communities, such as Raintree Lake and Lakewood, as well as, nearby Lake Winnebago and Lake Lotawana and Prairie Lee Lake.
